Crack filling is the least exciting job we sell and the one that saves people the most grief. A crack is a funnel. Rain gets in, runs under the pavement, and once the surface starts sinking you're past asphalt crack repair and into cutting out a section and rebuilding it.

Fixing Cracks In Cement

Fixing cracks in cement is a different animal from asphalt crack repair, and anybody who tells you the same hot rubber goes into both has never watched it peel back out of a concrete joint after one heavy afternoon downpour. Concrete moves, and the filler has to move with it.

So we saw or rout the crack out to a clean edge, blow the dust and crumbled old caulk clear, drop backer rod in where it runs deep, then lay a self-leveling polyurethane that stretches with the slab instead of arguing with it.

Cement driveway crack repair goes slower per foot than filling asphalt, so what moves the price is total length, whether we can get a saw down the side of the house, and whether one side of the slab has dropped. If it has settled, sealing the crack only hides the movement until the next wet stretch reminds you.

Crack In Sidewalk

A crack in sidewalk concrete out front behaves differently than one in your driveway, mostly because people walk on it. The moment the two sides sit at different heights you have a toe catcher, and a toe catcher on the walk in front of your house tends to become your problem long before it becomes anyone else's.

Here is how we handle it. We saw the crack out to a clean edge, blow it dry, set backer rod in the deep ones, then seal cracks with a flexible urethane that moves with the slab instead of shrinking out by the second hot afternoon. Where the walk runs tight against the house, sealing foundation cracks at the same visit keeps water from tracking down the wall.

Length, width, root damage and how close the truck can park are what move the price.

Fixing Driveway Cracks

Fixing driveway cracks starts with a wire wheel and a blower, not a bucket. We open the crack so it has clean walls, pull out the dirt and the little weeds living in there, then dry it with compressed air. Seal over damp grit and you have wasted the material. If an afternoon shower rolls through, we wait it out rather than trapping water under the fill.

Then hot rubberized filler goes in and gets squeegeed flush, dusted with sand so your tires don't track it into the garage.

Where asphalt crack repair goes wrong is that cleaning step. Filler laid over leaves and dust grabs nothing, and it peels back out in strips.

What changes the cost is the feet of crack, how far each one has opened, and how much digging out we have to do before we seal driveway cracks at all.

What the job involves

Crack filling starts with cleaning, not filling. We run a wire wheel or a small router down the line, blow it out with compressed air, and pull the weeds and roots that have set up shop in there, because sealant stuck to dirt peels back up within months. The channel has to be dry, so if an afternoon shower rolls through we wait it out instead of pouring into damp asphalt.

Then hot rubberized sealant goes in, filled just under flush and squeegeed flat. Overfill it and you leave a raised ridge that tires scuff loose, which is how a lot of cheap asphalt crack repair announces itself by the following year.

When crack filling is the wrong fix

Sometimes crack filling is the wrong call, and I would rather say that now than after we've unloaded the kettle. If the asphalt beside the crack crumbles when you scrape it with a key, or the slab rocks under your foot, whatever is holding it up has quit. Sealant on that is lipstick on a pothole, and what you want is asphalt repair, or on a lot that's gone that far, asphalt milling and a fresh surface.

Alligator patterns across driveways tell the same story: one driveway crack is worth sealing, a hundred of them is failure.

Concrete sidewalks that have lifted at a joint need saw cutting and a repour, not filler. Fill it and you've hidden a trip edge, not removed it.

And if the surface is faded and chalky but solid, sealcoating is the job, not this one.

Does crack filling actually stop the cracks from spreading?

Crack filling keeps water out from under the asphalt, and water is what turns a hairline into a pothole. We blow the channel clean, then pour hot rubberized sealant that stays flexible through the wet season and the heat behind it.

Is asphalt crack repair the same thing as sealcoating?

No. Asphalt crack repair fills the individual openings; sealcoat is a thin skin over the whole surface, and it will sink straight into an untreated driveway crack. So we seal driveway cracks first and coat the lot a couple of days later.

How often does it need redoing?

Every two to four years on most drives. Standing water, delivery trucks and tight turning wear it faster, and the length and depth of the cracking is what changes how big the job gets.
